A booking system for North Corfu: what villas and hotels in Acharavi, Kassiopi and Sidari actually need

If guests can only reach you through Booking.com, you are paying 15-25% on every stay and renting your own customers. Here is how a direct booking system changes that for a North Corfu property.

North Corfu is busy from May to October. Acharavi fills with family hotels and villas, Kassiopi with upscale harbour properties, Sidari with high-volume package guests, Roda with mid-market apartments. Almost every one of those bookings runs through an OTA, and every OTA booking takes a cut.

A villa renting at 1,800 a week through Booking.com hands back roughly 270-450 of that per booking in commission. Over a season, that is a second car, or a renovated bathroom, or a salary. The guest was going to come anyway. You just rented them from a portal.

What a real booking system is (and isn't)

Most "booking" you see locally is a contact form and a back-and-forth over email. That is not a booking system. It loses you the guest who books at 11pm from another time zone.

A real system does three things while you sleep:

  • Shows live availability from a calendar you control, so two guests never book the same week.
  • Takes a deposit or full payment on the spot, through Viva Wallet or PayPal, directly into your account.
  • Sends the confirmation email automatically and drops the booking into an admin dashboard you can open from your phone.

That is the difference between a brochure with a form and a platform that sells.
